Spring Exterior Home Maintenance Checklist for Ontario Homeowners

Spring is one of the most important times of year for exterior home maintenance in Ontario. After months of freezing temperatures, snow, ice, road salt, wind, and repeated freeze-thaw cycles, your home's exterior can be left with dirt, organic growth, clogged drainage systems, damaged surfaces, and other problems that may not have been noticeable during the winter.

A thorough spring exterior home inspection can help homeowners identify small issues before they develop into more expensive repairs. It is also the perfect opportunity to clean away winter buildup and prepare your property for warmer weather. From checking your roof and eavestroughs to washing siding, cleaning windows, and inspecting decks, fences, concrete, and outdoor lighting, a little preventative maintenance can go a long way.

Here is a 15-point spring exterior home maintenance checklist for Ontario homeowners.

1. Inspect Your Roof

Start by visually inspecting your roof for missing, damaged, lifted, or deteriorated shingles. Ontario winters can be hard on roofing systems, particularly after heavy snow, ice accumulation, and strong winds. Look for obvious damage as well as moss, algae, lichen, and dark streaks that may indicate organic growth.

2. Clean Your Eavestroughs

Leaves, pine needles, shingle granules, twigs, and other debris can accumulate inside your eavestroughs. Spring is an excellent time to have your eavestroughs cleaned so melting snow and spring rainfall can drain properly away from your home.

3. Check and Flush Downspouts

Cleaning the eavestrough itself is only part of maintaining the drainage system. Check that downspouts are clear and flowing freely. Make sure water is being directed away from the foundation rather than collecting immediately beside your home.

4. Inspect Your Siding

Walk around your home and inspect the siding for cracks, loose sections, damage, staining, algae, mould, mildew, spider webs, dirt, and other buildup. Pay particular attention to shaded and north-facing areas where organic growth can develop more easily.

5. Wash the Exterior of Your Home

Winter can leave siding looking dull and dirty. Professional house washing and soft washing can remove dirt, algae, mould, mildew, cobwebs, and other exterior buildup without relying on excessive pressure against more delicate exterior surfaces.

6. Clean Exterior Windows

Spring is one of the best times to clean your windows. Winter storms can leave exterior glass covered with dirt, dust, mineral deposits, water spots, and other residue. Clean the glass and inspect screens, frames, tracks, and seals while you're at it.

7. Inspect Your Deck

Check your deck for loose boards, protruding fasteners, splintering, rot, cracking, peeling coatings, fading, and areas where the wood is holding moisture. Pay close attention to stairs, railings, posts, and structural connections.

8. Clean and Restore Weathered Wood

If your deck or fence has turned grey, become dirty, or developed organic growth, spring is an ideal time to start planning restoration. Depending on its condition, wood may benefit from cleaning, brightening, sanding, and application of a penetrating oil stain to restore its appearance and help protect it from the elements.

9. Inspect Fences and Gates

Check fence boards, posts, gates, hinges, and hardware for winter damage. Freeze-thaw movement and strong winds can cause posts to shift and gates to become misaligned. Look for weathered wood that may also need cleaning or refinishing.

10. Inspect Concrete, Interlock and Walkways

Look over driveways, patios, walkways, pool decks, retaining walls, and other hard surfaces for cracks, movement, staining, algae, moss, and winter grime. Dirt and organic buildup can often be removed through appropriate pressure washing or surface cleaning.

11. Check Your Foundation and Drainage

Walk around the perimeter of your home and look for visible foundation cracks, soil erosion, standing water, and areas where the ground slopes toward the house. Proper drainage is particularly important during Ontario's wet spring months.

12. Inspect Exterior Caulking and Seals

Check around windows, doors, vents, utility penetrations, and other exterior openings. Cracked, separated, or deteriorated caulking may allow water and air to enter areas that should remain sealed.

13. Clean Patios and Outdoor Living Areas

Before bringing out your patio furniture, barbecue, and outdoor accessories, inspect and clean your outdoor living spaces. Patios can accumulate dirt, algae, moss, leaves, and staining throughout the winter, particularly in shaded or damp areas.

14. Check Exterior Lighting

Walk around the property and test exterior fixtures, pathway lights, security lighting, and permanent exterior lighting systems. Check for damaged fixtures, loose wiring, failed bulbs or LEDs, and anything that may have been affected by snow, ice, or winter weather.

15. Inspect Trees, Landscaping and Areas Touching the House

Look for damaged branches, overgrown shrubs, vines, and vegetation touching your siding or roof. Trimming vegetation away from the home can improve airflow, make exterior inspections easier, and reduce the amount of moisture and organic debris accumulating against exterior surfaces.

Get Your Home Ready for Spring

Completing a spring home maintenance checklist isn't just about making your property look better. It gives you an opportunity to inspect the areas of your home that have been exposed to months of harsh Ontario weather. Catching a clogged downspout, deteriorating deck finish, damaged shingle, drainage problem, or failed exterior seal early can potentially prevent a much larger problem later.

Spring is also an excellent time to tackle exterior cleaning before patios, decks, pools, gardens, and other outdoor spaces are being used regularly. Window cleaning, house washing, eavestrough cleaning, roof cleaning, pressure washing, and deck and fence restoration can all help get your property looking clean and ready for the warmer months.

For homeowners in London and Southwestern Ontario, Bear Property Cleaning provides professional exterior cleaning and restoration services for residential properties. Whether your home needs its eavestroughs cleaned, siding soft washed, windows cleaned, concrete pressure washed, roof treated for organic growth, or a weathered deck or fence restored, getting these projects completed in the spring can help prepare your property for the season ahead.

A good spring routine doesn't need to be complicated. Start at the roof, work your way down the home, inspect drainage and exterior surfaces, and finish with the areas around the property. Once everything has been inspected, you can prioritize what needs immediate attention and what can be scheduled for later in the spring or summer.
